Lettings Terms & Conditions
This document sets out the standard terms and conditions under which David Charles Estate Agents will act for landlords as agents in the letting and management of residential property. It should be read in conjunction with our Lettings Agreement and Confirmation of Instruction form. The terms are, necessarily, quite details and precise. However, if any further clarification is required, the landlord is requested to contact a member of David Charles.

Free market valuation of your property
Initial LET ONLY fee charged at 10 %
Initial RENT COLLECTION fee charged at 12%
David Charles commission fee is first renewal fee is 8% plus VAT, second renewal fee is
7% plus VAT, third renewal fee is 6% plus VAT including an administration fee of £96.00.
Tenancy Agreement – David Charles Estate Agent will draw up the appropriate Tenancy Agreement. The cost of an Agreement is £180.00 plus VAT. The drawing up and serving of Notices is charged at £180.00 plus VAT.

Rent collection Services

Register tenant details and protect the security deposit with a Government authorised Scheme (The Deposit Protection Service)
Erect board outside property in accordance with Town and Country Planning Act 1990
Inventory Check In and Out. Fee depends on size of property.
FULL MANAGEMENT INCLUDES ALL OF THE ABOVE
FULL MANAGEMENT fee of 15%
Continued maintenance cover including emergency call outs
Arranging Energy performance certificates, annual gas safety certificates, portable appliance tests and periodic inspections as and when required
Hold management set of keys throughout a tenancy
Our tenants are require to pay a fees of:
