I thought I should drop a line to say how pleased my mother and I were with what we consider was a successful outcome given the timing which was winter and also the amount of adverse media comment about prospects for the housing market.

The appraisal you gave when you visited the house proved to be pretty accurate, I am reminded of the advert which says the product does what it says on the tin. The way your fees were structured to incentivise a higher price also seemed very fair and sensible. As is usual when selling a house, there were moments when I feared the transaction might run into difficultly, and that this did not happen, owed much to your sound advice and skilful interventions.

Many thanks for enabling my mother to be able to move house with the minimum of delay or hassle.

Home information packs     (Please click here to view all)

HIPS (Home Information Pack) apply to all homes for sale in England and Wales with three or more bedrooms.

A home information pack provides information to a buyer about a property, which they may wish to purchase.  The pack is intended to improve the home buying and selling process.

As legislation currently stands the pack will consist of:


  • An energy performance certificate
  • Evidence of title
  • Sales Statement
  • Sellers Information Forms

  • Planning, listed building or building regulations consents
  • A home condition report (if requested)
  • Where appropriate, commonhold and leasehold information
  • A local, drainage & water search

WHY?

It is suggested the pack will improve the buying and selling process.  Under the current systems, key information is withheld from both buyer and the seller until a sale is agreed.  This often results in costly issues arising later in the sale process.  The Government intends that by using a HIP, information will be provided up front enabling the buyer to make an informed decision early on to avoid delays, uncertainties and unnecessary expenses.  The aim is that this new system will be simple and efficient.

At David Charles we are here to make the process as straight forward as possible.  We will instruct a floor plan and Energy Certificate to be undertaken at your property (thereby making only one visit necessary).

We have also managed to keep the cost of producing a HIP to a minimum for our clients at £375 (including VAT)

At David Charles we offer realistic terms of business with our sole agency contract of eight weeks with only seven days notice required. Many of our competitors ask for at least three months and a further three weeks notice, meaning you are committed to them for nearly four months, whether you are happy with their service or not! We believe it is far better for our clients to be loyal to us, rather than to be stuck with us on a long contract.

Appoint a solicitor
It is recommended that you employ the services of a solicitor to handle the legalities involved in the transferring of ownership to the new buyer. It makes sense to involve your solicitor as soon as you put your home on the market this will allow time for collection of the necessary paperwork. (If you’re selling a leasehold property things like service charge accounts and building insurance details will be required by your solicitor for passing on to the buyers legal representative).
Viewings
We are open at times to suit, including week-ends. Some of our vendors prefer us to accompany potential purchasers and show the property ourselves, naturally we are delighted to offer this service to you to. We always clarify what buying position our purchasers are in before making an appointment and we follow up on each viewing in order to provide you with that all important feedback.
Offer accepted
We will advise you of every offer we receive for your home, verbally and in writing. When an offer is received that is acceptable to you it is important that any extras that are included in the sale are noted (equally any items that are not to be included should be noted too). It is also a good idea to discuss target dates for contract exchange and completion of the transaction. Once you have accepted the offer we prepare the sales memorandum, this provides the details of the transaction and is sent to you and your purchaser and both solicitors.
Sales progression
David Charles has one of the lowest sales 'fall through rates' in the industry. We believe that you deserve the best and that is why your sale will only be handled by a Director of the company from the start until completion. This insures that however complex the transaction or whatever potential problems may arise, they will be dealt with by a property professional who will always achieve the best results possible, on your behalf. You will also be fully informed of all progress as the sale moves forward.

Draft contract
Once the transaction is agreed, your solicitor will prepare a draft contract and send it together with supporting papers to your buyer’s solicitor. This will trigger preliminary enquiries and the buyer’s solicitor will also submit local authority and land registry searches.
Contract approval
The buyers solicitor will approve the contract once all enquires have been satisfied and any queries relating to the local searches have been settled.
Exchange Contracts
Generally speaking the buyer will require a mortgage, The buyer’s solicitor will need to wait until a formal mortgage offer has been received and the contracts approved before they will be able to offer an exchange of contracts. The contract must be signed by both buyer and seller and the buyer is required to part with a deposit (normally 10% of the purchase price) at this stage. This is paid across via the buyer’s solicitor.
Completion
Completion is the term used when reference is made to the end of the transaction. The day when the legal ownership of the property passes from you to your buyer. It is normally set to be anything from a few days to a few weeks after the exchange of contracts. When your solicitor is in receipt of the outstanding monies we will be notified to release keys to your buyer. At that stage the sale is complete – congratulations!
